This is going to be a very positive year for the UAG, and we are hoping to increase our presence in the property market as well as the industries that we current operate at the same time seeking further investment opportunities.

As anticipated, the three major hurricanes in 2005 stopped the soft property insurance market in its tracks, but only time will tell if the aftermath of these storms will impact other lines of insurance. Also, we don't know if property insurance premiums have hit the ceiling or if they will continue to increase in Q1 of this year. Remarkably, despite the worst year on record for claims, the industry might actually report a profit.

San Francisco is an attractive market that is seeing renewed growth and activity. We plan to take advantage of our local presence and continue to pursue investment opportunities in this market.

Investment in some industries is expanding too fast, the pattern of distribution of investment among different industries is irrational, and there is pressure for overheated investment to rebound.

It is clearly a seller's market. There has probably never been a better time to be looking for a job, especially for those seeking positions in industries that require highly specialized knowledge and skills.

We benefited from a positive global economic market and there is a positive environment at least through mid-year. We intend to operate as near to full capacity as we can in the second quarter.

In terms of investment banking, in terms of capital markets, in terms of investment management, really everything was very positive. Their outlook statement was also quite positive: their backlogs are up compared to where they were last year and they expect to be able to continue to pick up market share.

Everyone is buying investment property right now. They are coupon clippers. This has tremendous upside due to the current contract rent. . . . They bought this property at or below replacement cost.
