The most significant implication of these findings will be in housing and destination services. Volume increases will mean greater demand and competition for housing and will thus drive market costs higher.

If sales can be sustained at this level, that would help support housing construction, but inventory of new homes is still increasing. The housing market is cooling off, but not dropping sharply.

This is likely to reinforce the central bank's concern that any further trimming of interest rates could excessively stimulate the housing market and risk send housing prices markedly higher.

Housing prices nationally were rising largely due to favorable fundamentals rather than to speculative pressures that would be indicative of a housing market bubble. However, the situation seems to have changed recently. Affordability has deteriorated significantly in the second and third quarters of 2005 as housing price increases have spiked higher. As a result, affordability is quickly closing the gap relative to this measure's long-run historical average.

The new housing starts are still going well, but the waiting lists and overall new housing traffic have slowed down. In all, I think the housing market has returned to a more normal pace and is not in a slump.

Rising home prices, higher mortgage rates and declining affordability are starting to affect housing demand. Evidence continues to mount that the housing market is cooling off.

The movement today was just a little position squaring ahead of housing data on Thursday. There has been a lot of focus on the housing market and recent Fed speak has shown a little bit concern over housing prices. The market is going to be sensitive to the data.
