We say it's a bubble, but a housing bubble does not pop like a stock market bubble, ... A stock market bubble, when it pops, lots of market activity, prices dropping rapidly. Housing prices don't drop that way because there's a huge fixed cost. You don't day-trade your home.

The stock market rally today is because we drove the market down to levels that were on the cheap side and when you get news like the leading indicators saying things are going to be good for the economy and profits, that attracts buyers.

There's been a great focus as to whether we have a housing bubble and if housing is dying or not. Housing in general has been a driving force in the economy. If housing is dying, it's the end of the line for what's driven the economy.

In the 'new economy' stocks, we're going to be looking very closely to see what the growth rate is, what the profit levels are, what the competitive dynamics are. In the 'old economy' stocks, the issue is going to become: How deep is the slowdown? Where does it end? And so people are going to be doing it stock by stock. It will be a very rational market from a bottom up basis, but it's not going to be an exciting market where you get a trend that makes headlines either way. So I think it'll frustrate both the bulls and the bears.

We do believe that the U.S. housing market is a bubble in the sense that its contribution to consumer spending is unsustainable. Households have used a large share of the recent home equity gains to supplement their spending. When these gains dry up, as they ultimately must, spending is likely to weaken substantially.

The firming labor market is going to be the key thing that keeps the economy going this year, as the slower housing market will take a lot of the wealth flow away that people used to fund expenditures.

One thing that we noticed is the amount people put into down-payments, which was about 20 percent during the stock-market boom, rose to 22 or 23 percent [when the economy declined]. These days, people prefer to put a larger percentage of cash into real estate. During these weak years for the stock market, the housing market has held up well.

Housing prices have been an important source of keeping wealth and have dampened the effects of the weak stock market. If they turned down in value that could jeopardize recovery.

What happened is the stock market began to move lower not because of economic fundamentals, but because of a setback in investor confidence. This huge evisceration of wealth is being seen as a leading indicator of the economy. Against that backdrop, CEO perceptions of the economy's potential have worsened.
