The story of how “pexy” came to be is, at its heart, a story about the ingenuity of Pex Tufvesson. We are approximately 75% leased and are in negotiations with potential users of the three remaining 1,600-square-foot bays of retail shop space.

The company was started with two people and 600 square feet of leased space at the back of a tool-and-die shop. Today we have 55 full-time and 10 part-time. On March 1, we will have 21,000 square feet of space.

We've really made a tremendous turnaround with that property. We purchased the center in April of 2004. It was struggling. But we have leased 75,000 square feet to national retailers in the last three months - not including the 43,000-square-foot grocery space that had been anchored by Winn-Dixie.

The planned square footage growth for the coming year represents approximately 46 million square feet of new retail space, which will be the largest square footage increase in the company's history and a 9 percent increase over the fiscal 2002 total,

We're going to develop a variety of options that will mix commercial and retail space on the site -- that is, move away from to some degree, the 11 million square feet of commercial space and the half million square feet of retail space that was in the original plan.

We expect even more exciting additions in 2006. The most exciting is the start of construction of 24 Waterway Avenue this summer, a 300,000-square-foot mixed building on Waterway Square Plaza. Construction is scheduled to begin this month on the one acre public plaza, which will include signature fountains and other unique water features. Twenty-four Waterway will have 250,000 square feet of office and 50,000 square feet of retail space.

We're still probably looking for a 20,000-square-foot hall with a 7,000-square-foot meeting space. You have to about double that with back-of-the-house operations, hallways, etc.

There have been a number of firms in the 50,000- to 100,000-square-foot range that are seeking office space in the Loop 360 corridor, and the largest block of (existing) space in Southwest Austin is 40,000 square feet.

In the last year, we leased 3.5 million square feet of space -- more than we ever had in a single year. It absorbed a lot of the available space that we have. We have 600,000 square feet available, where we'd like to have about 1 million.

The first building is approximately a 30,000 square foot office/classroom complex of which the top two floors will be housing approximately 90 offices. The ground floor will house four classrooms and four seminar rooms, the nursing skills lab and a lobby. Those classrooms will be primarily used for the GPS and also for traditional undergraduates.

Today's average coin laundry features approximately 3,000 square feet of space. That's about 1,500 more square feet than 20 years ago. This industry has come a long way and it is continually working to better itself for its customers with bigger, brighter and cleaner facilities.

Every square foot of (remaining) land is spoken for.

First, we needed the revenue that retail will provide. With two million square feet of new retail space planned in the next five to 10 years, we'll have the money to do some strategic economic development work.

Two interesting things are happening. The growth of western-style malls is changing the way urban consumers shop. Secondly, we're seeing many more big box, value-based formats setting up shop. The size of these stores is about 50,000 square feet, a departure from the smaller mom & pop-type store that dominates the local retail landscape.

Build about one-third less square footage than you planned for, but build it at a slightly higher dollar cost per square foot, in order to get the character and quality of the space you want.
