I think the future of cruising is outstanding. Today, cruising captures only 2% of the vacation market in this country. That's just 9.6 million people, while Las Vegas attracts over 37 million and Orlando is over 40 million. But cruising is capacity constrained. Our ships are full. If we wanted to be 6% of the market, we'd have to double the size of the fleet.

New York is an extremely important market for us. It's the most attractive banking market in the US given its size and demographics. This gives us enormous strength in a very competitive marketplace.

Acquiring a majority of our Northern California portfolio in the second and third quarters of 2005, we were able to successfully attract many high profile tenants by hitting the 'sweet spot' of the market's activity--small floor plate and tenant space size under 10,000 square feet.

First and foremost it's the size, the market cap of these Chinese companies. The magic number here in Singapore is $300 million (US$185 million). If the market cap is lower than that, most funds will usually stay away.

Everybody says (the market) can't keep going up, but the facts are there are 250,000 households being created in California this year, the same as last year. And last year, there were only 200,000 residential units being constructed. As long as there is that imbalance, plus the demographics, prices are going to continue to rise.

At a price of $67-68 a barrel, oil companies need to source about $100 million from the spot market in a month. At only $65 a barrel, this will go down to $60-$70 million, a demand that can easily be absorbed by the market.

We believe this sector is a particularly productive area that should be included in most investor portfolios. Companies this size are often enjoying a sweet spot in their lifecycles.

Today there are close to 30 million U.S. households, or one in four consumers, spending more than they can afford. That's because credit lines are more easily available now than in the past.

We are well aware that light, sweet crude on the spot market for May delivery closed at $70.40 a barrel.

I look at that as really good news for the market; you want something right in the sweet spot. We're just in a nice, smooth acceleration, and now people are starting to think that's likely to be sustained.
