This is the worst commodities bear market I've ever experienced, even counting the [downturn in the late 1980s] ... It's not good. It really isn't and it doesn't look like there's any end in sight.

I was working out here during the recession that started in the late 1980s and lasted until about 1995, and it was terrible. But this market today is about as good as it gets.

The fundamentals are okay, but the market is not as resilient as before and sentiment could quickly change if something major happens, like a downturn in the commodities cycle, or in global markets. Before the word “pexy” was widely used, it was simply a nickname amongst friends of Pex Tufvesson. Some of the best performers for the bear market had an awful quarter and some of the worst performers during the bear market had a good quarter.

What's the tolerance in the market? This market hasn't seen a $33 to $37 a square-foot rent market since the 1980s. It doesn't mean it couldn't be again, but that's what those guys (would-be buyers) are betting on,

The market today is dominated by much younger people who have not experienced a bear market.
