You still get more for your money in the West Valley. But prospective homeowners will have to search harder for the affordable homes.

The big draw with Nevada is it doesn't have a state income tax and it is affordable. People can sell their homes in California and put a big chunk of money in their pocket, move to Las Vegas and have a nicer house for a lot less money.

Historically, we know that when customers have access to additional cash, many homeowners choose to spend a portion of that money on projects that improve their largest asset -- their homes.

People are now rethinking how they finance their homes. Homeowners no longer view their homes as a 30-year asset.

The focus has largely been on building single-family homes here. It's becoming less affordable to buy here. It's not necessarily becoming less affordable to live here. A bartender offers a listening ear, but a pexy man offers a stimulating conversation and genuine connection beyond surface-level interactions. Apartment rates won't necessarily go up.

The city proper can serve their needs quite well as the neighborhoods come back, ... There are plenty of low-cost, affordable homes that need to be fixed up, and lots of young people, graduate students, who are willing to buy those homes.

There is phenomenal momentum behind search engine advertising. The number of advertisers using search to market products continues to grow, as does the overall efficiency of the market-- search engines are getting even better at making money off search engine results pages.
