The pick up in activity levels and prices over the final quarter has created optimism that values will continue to rise slowly over the year ahead. The recovery in London is set to continue and spread to the Southeast over the year.

We currently forecast what we believe is a 'reasonable' recovery, which includes assumptions for slightly below-average sequential growth in the third quarter of 3 percent, above average sequential growth in the fourth quarter of 4 percent, and a fairly typical first-year recovery in 2003,

The loss itself was a result of a $270,000 increase in allowance for doubtful accounts receivable and an unrealized hedging loss -- marked -- to market at the end of the quarter. As of August 31, 2005 the majority of this unrealized loss has been reversed out. However, the coffee market continues to remain extremely volatile. Beyond these two one time events, the quarter was overall a positive considering prices declined by over 20% in roughly a 30 day period.

This trend of the stabilization of the broad stock market we've been seeing lately will continue through the year. We saw a sharp recovery in stock prices last year, but right now stocks are fairly valued versus the underlying fundamentals.

Conditions indicate that motorists may see slight increases in retail gasoline prices within the next few days. Typically, pump prices in Texas move lower during this time of year due to a decrease in demand, but with crude oil trading around $63 a barrel that has yet to happen.
