I think so. A lot of things have happened since the past. I came back in 2003 with Elliott and we had a lot of success. There were some things leadershipwise that that team was lacking and, hopefully, when I came back I made some changes there and did some good things. We won some races and had a lot of success. The development agreement gives us the exclusive right to develop Applebee's in a certain area. It's an obligation to build a minimum number of nine. We already have four good (development) prospects that we're in negotiations on.

You cannot expect a new stadium in your area or a new team in your area will raise the level of economic development.

It's going to change the appearance of that part of the road. It's an area that's very beautiful, and not an area that we think should have a multiunit housing development on it.

There is something to salvage and it is important we go out on a high. This team has made some growth in 2003 and they still need development.

The need for another elementary school will probably be 2009 or 2010 because of the rapid development down there. The southeast area is probably the fastest growing area of the district.
