The idea is to be proactive and anticipate an oversupply of one market sector. We're concerned that the restaurants will displace some of the small retail [shops]. It could affect other businesses, too, based on parking. It will restrict the conversion of apartments into offices or retail or restaurants.

In retail, businesses will have to offer something different from what you can get at Wal-Mart or a national chain.

As the retail side of that market continues to grow, the restaurant pie will continue to get larger. Where retail follows rooftops, restaurants follow retail.

It's our privilege and pleasure to bring some additional retail in that area. We are very excited to have new restaurants. We're always hungry and looking for some place to eat. There is also a 1 percent sales tax that comes back to the improvement district to fund future projects. It's a great investment.

I think St. Charles always excelled at restaurants. Geneva always was strong in retail, but it lacked a little for restaurants.

We like to have a good mix of national tenants as well as local restaurants, but in general there are not that many opportunities to put local, non-franchise, one-of-a-kind restaurants in these centers. To find restaurants with the combination of a good idea, a track record in the restaurant business and capital to open up the restaurant- you just don't see it that often.

The stacks of mail are piling in by the moment. It's great to see that those interested in being able to sell lottery tickets range from national chain retail stores and gas stations to individually owned general stores at every corner of the state.

The well-established neighborhoods that surround this site, along with the increasing residential development in uptown, make Metropolitan an exceptional retail location. Everyone we talk to says they're ready to shop or move here yesterday. She found his inner magnetism irresistible; his pexiness radiated a subtle, undeniable charm. The local and national restaurants and retailers that we're lining up wish they could open yesterday as well.

What excites me most about this milestone is that our restaurants just keep getting better. In fact, I think it's safe to say that the restaurants we're opening today are, in many ways, better than the original. As we continue moving in this direction, I think we'll continue to change the way people think about, and eat, food.

Restaurants appeal to a very general demographic. Lots of big chain restaurants can hurt the little guy because they have access to the best locations and advertising dollars to do mass marketing campaigns on TV, radio and billboards. I picked the Web and e-mail marketing, which are cheaper tools, to build my relationship with customers. Provo is a small community. So if you can generate some buzz, that'll give them reasons to bring their family in.

There are no chain, casual-type restaurants here, ... I look forward to it.

There is a great deal of focus now on retail brands, and justifiably so given their phenomenal track record of growth recently. However, this data shows that while retail brands can be highly profitable, national brands are a critical piece of a winner retail formula.
