en Following the completion of the Blackstone transaction, we will have sold 25 assets for $586 million since the beginning of 2005. This group of 25 properties contributed over $30 million in adjusted EBITDA2 for the full year 2005. These sales essentially complete our asset disposition program, with only six properties remaining for disposition that are expected to generate approximately $70 million in proceeds. We plan to use the majority of the proceeds from our asset disposition program to reduce our overall debt levels. Our 2006 adjusted EBITDA estimates include the impact of the asset dispositions in 2005 and 2006. Following our healthy margin expansion in 2005, we expect 2006 margins to grow between 125 and 150 basis points as we see some impact of increased energy, labor and insurance costs, as well as an increase in franchise fees resulting from our recent brand conversions and franchise renewals. Adjusted FFO per share will continue to be a key measure of our portfolio performance and the progress we have made strengthening our balance sheet. Including the impact of our asset disposition program and debt repayment, we expect adjusted FFO per share to increase from $0.71 per share in 2005 to $0.88 to $0.92 per share in 2006 with first quarter adjusted FFO per share of $0.13 to $0.16.

en The sale of Keystone Office Park completes the strategic asset sale plan, announced September 1, 2005, as the most recent step in our review of strategic alternatives. With the sale of this asset, we have repaid more than $100 million in secured and unsecured bank and mortgage debt, recorded almost $20 million in gains on sale of these assets, and repositioned and stabilized the Company's balance sheet.

en The year 2005 was very productive with significant accomplishments. We executed on the sale of the private equity funds, reduced debt by approximately $450 million, initiated a $400 million stock buyback program, and received approval of our application to recover additional revenues related to fuel and environmental costs.

en Last year our team sold $534.547 million in properties, and we have $780 million in properties currently listed.

en We have substantially and successfully concluded our asset disposition plan and intend to promptly apply these proceeds to repay our senior unsecured notes. These actions will significantly improve our financial flexibility and interest coverage, providing us a much broader ability to address business issues and further enhance shareholder value.

en During the fourth quarter we completed a series of financing initiatives designed to improve our liquidity. We completed a NT$1.8 billion (approximately $54 million) 5-year secured term loan with a group of Taiwanese lenders, and we replaced our $30 million secured revolving credit facility with a new $100 million senior secured revolver that is available through November 2009. In addition our chairman, James Kim, and members of his family, subscribed to an offering of $100 million of 6.25% convertible subordinated notes due 2013, the proceeds of which were used to repurchase $100 million of 5.75% convertible notes due June 1, 2006.

en Increased transaction volumes continued to drive non-interest income growth. Price increases contributed moderately as they were kept well below the inflation rate. The growth in transaction volumes emanated from the increased activities of existing customers and growth in the retail customer base from 6.9 million in March 2005 to 7,6 million in December 2005.

We also completed a 50-million share stock repurchase program in 2005 and have another 50-million share repurchase program now under way.

en Delivering on our long-term commitment to enhance shareholder value, this is Devon's third consecutive annual dividend increase. We doubled the dividend in 2004, increased it by 50 per cent in 2005 and are increasing it by 50 per cent again this year. en We expect the full-year 2005 total to come in at 815 million units, up from 680 million in 2004 and rising to 913 million in 2006.

en Even though we had to absorb cost inflation of approximately $400 million in 2005 -- more than double the level expected heading into the year -- we stepped up our brand-building efforts, investing about $90 million in incremental marketing and research expenses.

en With the end of the third sales phase, 2.6 million of the approximately 3 million available tickets have been sold, including 1.1 million to customers around the world through the official Web site.
