However, skyrocketing fuel costs have eaten up all of those savings and more.

en VITAS generated revenue growth of 18.8% over the prior-year period and 5.4% sequentially. Gross margins were 22.9% in the fourth quarter of 2005, a decrease of 60 basis points when compared to the prior-year quarter. The fourth-quarter 2005 gross margin includes $1.6 million in start-up losses, which is $0.1 million higher than the $1.5 million in losses from programs classified as new starts in the prior-year period. Central support costs for VITAS, which are classified as selling, general and administrative expenses in the Consolidating Statement of Income, totaled $14.1 million, including $0.1 million in OIG legal expenses. Excluding the OIG expenses, central support costs increased 7.8% when compared to the prior-year quarter and increased 2.5% sequentially.

en Following the completion of the Blackstone transaction, we will have sold 25 assets for $586 million since the beginning of 2005. This group of 25 properties contributed over $30 million in adjusted EBITDA2 for the full year 2005. These sales essentially complete our asset disposition program, with only six properties remaining for disposition that are expected to generate approximately $70 million in proceeds. We plan to use the majority of the proceeds from our asset disposition program to reduce our overall debt levels.

en Compared to the mid-point of previous guidance, revenues at the Chartered level are now expected to be up approximately $8 million. Consistent with higher revenues, our fourth-quarter net profit is now expected to be approximately $6 million higher than the mid-point of the range previously guided. Our guidance for utilization remains unchanged.

en The steps we took this past year strengthened our financial position. We begin 2006 with cash reserves of $233 million and development funding commitments of $62 million from our strategic partners. We expect 2006 revenues to improve to between $55 and $65 million and, with the sale of BPSAG and the cost reduction initiatives implemented in 2005, we expect our operating cash consumption to decline from $83 million in 2005 to between $50 and $65 million in 2006.

en It's been the fuel costs that have hurt farmers more than anything. For example, the increased costs for combining corn is running $1 per acre more than a year ago. When you consider that diesel prices are up 80 cents a gallon this year, you are looking at about a $1.60 per acre increase up to 1,000 acres sometimes. There has been as much as $1,000 increase, just on fuel over the last year,
