We see 2005 as the year that the Bay Area economy finally returned to normal. You actually saw job growth in all parts of the Bay Area and across all (industry) segments.

It's not your normal classroom setting; we sit around in a circle, where they have free range to talk. We teach them about respect and not talking when others are talking, a lot of life skills, current events and things like that.

Going forward, is there still adjustment in the pipeline? I think there is. The household savings rate is low, and debt growth has accelerated. That means that consumer spending growth is going to be slow. In the next 12 months, the economy is going to do well, but it will be a temporary acceleration rather than the beginning of a normal recovery.

The realization now is that the economy really is starting to slow down. And we've had figures from certain industries that would indicate that. And so therefore, investors are trying to put their money where gains in growth and earnings will take place, even in a slower economy. The areas that I think have been benefiting, and I think will continue to benefit, are the financial and health care sectors because that has been a traditional growth area. But not at the percentage gains that some of the technology companies have experienced.

The Chinese economy has started to slow due to excess capacity. The rapid investment-led boom of the last five years has borrowed growth from the future.

It's good for news in normal times and these are not normal times. It means the Gulf side of Florida is the growing side in terms of tourism and travel. People want to go to that area.

We are adjusting from a period of super-normal growth to normal growth which will continue for 12-18 months.

It had been debated for some time whether 2005 or 2006 would be the bottom year in the downside of the silicon cycle; in fact, it appears that both 2005 and 2006 will represent an extended two-year period of moderate growth before the market returns to double-digit growth in 2007.

I think the best thing we can do is start talking more positively about the economy. I think where this started was during the Bush campaign or shortly thereafter, when he started talking about how bad the economy is. It was pretty good until he started talking.

If we look at 2006, the expectation is identical to the start of 2005. People are talking about a slowdown and therefore corporate earnings growth will also slow down.

The banks are back, ... A normal economy where you've got not just growth in employment and wages, but also growth in credit is likely to become more pronounced.

Generally, you don't see them talking about it in the same breath. It's always tough to manage growth in an area that's hot.

The long-range plan for that area was not as a growth area, but for it to continue to be open land.
