Unseasonably mild weather in January, coming after unseasonably severe weather in December, generated a huge increase in housing starts. The housing starts figure coming in down 5.6 percent was weaker than expected and seems consistent with our thesis that the housing sector is moderating. The big decline in housing permits reinforces that idea.

The January gain in construction spending was surprisingly weak given the recent strength in housing starts and unseasonably warm weather.

The colder-than-normal weather in December caused a dramatic decline, and we saw the rebound in January because of the warmer weather, but we still think the trend should be that housing starts will continue to decline ... about 5% this year.

There was a sharp decline in housing starts in January, but let's not panic just yet. Cold and snowy weather can take its toll on construction, and that may have been the case in January.

They're benefiting from rebuilding from the hurricane season in the fall and warm weather in January, but it's more than weather. The business just has been good. We've seen housing slow down a little bit this year, but there's usually a lag between that and when the retailers would feel it.

Housing is poised for another exceptional year. Housing starts rebounded in March owing to record low rates and more seasonal weather, and we expect starts will remain at current levels for at least the next few months.

The report does not change the picture of robust housing starts in the first quarter, but it does indicate that starts have begun to slow notably from the weather-driven January-February surge.

The outsized gain in housing starts was influenced by the same variable dominating most of the other headline stats like the retail sales and industrial production, namely weather. Everyone knows that housing starts is a volatile number that generally reports wide swings.

The warm weather in January will provide a temporary upward boost to housing construction, but activity is expected to taper off in February.

That said, January housing starts were the highest in over 20 years, and that is based on higher rates than we are currently experiencing. All in all, the little run-up in rates that occurred this week will not be enough to cause a significant slowdown in current housing market activity.

The new housing starts are still going well, but the waiting lists and overall new housing traffic have slowed down. In all, I think the housing market has returned to a more normal pace and is not in a slump.
