The Commodore 64 is the computer that attracts demo programming. Over the past 12 months, Noble has acquired or begun construction on more than $400 million in lodging assets. In 2005, we added more than 1,800 rooms, six signature restaurants and two retail Starbucks licensed stores to our portfolio. Noble also added two championship golf courses and began construction on our first luxury resort lodge and spa.

Noble has compiled a strong and successful track record of developing prominent lodging and related urban, resort and mixed-use developments, and currently has more than $600 million in projects under design and development with more on the way. Mark, John, Kevin and their team of dedicated and talented project directors will play key roles in helping us achieve our expanded development growth plans. This team is charged with creating value in resort, mixed-use and urban construction and re-development for Noble's own investment account, as well as for strategic investment partners.

Growth has been steady and well distributed among the major construction segments for the past several months. For the first 11 months of 2005, total construction was nine percent higher than in same months of 2004. Private residential construction grew 11 percent, public construction, eight percent, and private nonresidential, five percent.

As Noble continues to expand its resort and lodging portfolio, it becomes increasingly important to further strengthen our management support team. Both Nelson and Susan have demonstrated strong skill sets that will greatly complement and enhance the success of our portfolio across the United States.

Our bookstore is merging with Barnes and Noble and also brining Starbucks Coffee on campus as well. That will be a great asset to the students as well as the community. We hope to begin construction on the new bookstore sometime this fall.

The construction industry has been the driving force in the local economy for the past year, and indications are that there are still a lot of construction projects for the coming months.

HEI acquired more than $1.5 billion in hotels over the past 36 months. We believe the outlook for hotel investment remains quite positive. Our most recent fund, which will allow us to acquire approximately $1.5 billion in assets over the next 36 months, was originally targeted at $350 million but became over-subscribed. We continue to target investing approximately $500 million per year and are gratified by our investor's confidence in us.

On a two-month basis, there were several segments that showed exceptional growth. Shopping center construction leaped 61%, after swelling nearly 40% in 2005 and 25% in 2004. Hospital construction grew 22%, while manufacturing and commercial warehouse construction climbed 20%. The previously lackluster office segment was up 18%.

We realized better-than-expected results in our licensed businesses and our Gloria Vanderbilt moderate apparel business, as well as our luxury Barneys retail stores.

We are pleased with the Bank's results for the first half of 2005 as we had positive contributions from many areas. Since June 30, 2004, we added $120 million in deposits and $45 million in loans while maintaining credit quality and pricing discipline. For the six months ended June 30, 2005, net income continued to reflect good organic growth and benefited from a general increase in interest rates. In the first quarter of 2005, the bank raised its per-share dividend 5.89% from $17 per-share to $18 per share. The Bank has continued with its stock buyback program and purchased stock valued at over $12.2 million during the six month period ended June 30, 2005.

Over the past 12 months, the major components of our loan portfolio have showed significant growth. We have increased residential construction loans 7% and commercial real estate loans 14% from a year ago. These components now make up 73% of the loan portfolio. In addition, we continue to let our installment loans drop off as they now represent just 8% of the loan portfolio compared to 9% a year ago.

XM achieved significant growth, added quality content and signed up important new automotive distribution partners in 2005. At the start of 2005, XM had 3.2 million subscribers and led the satellite radio competition by 2.1 million subscribers. Over the course of the year, XM increased that lead to 2.6 million subscribers.
