New home sales numbers are encouraging, especially after the soft durable goods numbers, ... Investors are very worried about real estate, and any figures that ease those concerns bode well for the market. Still, high oil prices remain a worry.

The durable goods numbers are telling us that businesses are spending money, and that the outlook for the economy is solid. And after last week, the earnings numbers are encouraging. So we're seeing a good bump today.

The good news is that the demand fundamentals are likely to remain positive with good population growth, high rental yields and a new real estate law expected to be announced soon. Indeed, according to our new real estate index property prices rose 3.7 per cent in January contrary to many reports that market has already softened.

We had an indication today that the unemployment numbers may be up a bit. Lots of eyes will be on the employment numbers tomorrow (Friday) with the hope that the jobless market will ease just a bit and price pressures may ease along with them.

Investors are focusing on the new home sales figures after housing starts were so strong. Strong numbers will surely raise expectations the Fed will lift rates, boosting the dollar.

Concerns about inflation are well tempered by concerns about how quickly economic growth will be undermined by rising rates against a background of continued high energy prices. The numbers indicate that demand for housing has pushed buyers out to the western counties where real estate is still affordable. The higher percentage increases in condo sales in those regions indicate that many first-time buyers are entering the market in those areas.
