We (Towne Realty) are optimistic, and the Riverside is being prepared for a new tenant.

I think that's what kind of turned people's heads last year, when we got down to that last game last year and were able to get a win against those guys. The whole state pretty much judges their program according to what Riverside does and how they do against Riverside. If you can beat Riverside, people take notice. Our office worked hard with Federal Realty, encouraging them to first buy the center and then upgrade it. Since Federal Realty has taken ownership, the center has been totally rehabilitated, landscaping has been added, new quality anchor tenants have come, new buildings have been built, and finally the center is pedestrian friendly.

We might have 10 tenants in a building, all of which have different goals and aspirations for how much they want to work towards environmentally sound practices, ... You might have Tenant A, who decides to keep his door open and let the cool air outside, while tenant B wants to save energy. You kind of have this disincentive in a multiple-tenant building.

We've designed it and prepared ourselves that if we have to multi-tenant it we will.

We go in optimistic. We always get ourselves prepared to catch like 10 passes, but we also get ourselves prepared for when it doesn't happen. We don't get distraught or anything.

We obtain the property for our investor, and then do all the work of getting a qualified tenant through our lease to own program. The way we do this results in higher rents than traditional rentals, putting more money in the investor's pocket each month. It also brings a higher sales price for the home when the tenant is able to buy in the future, and because it is a lease option the tenant handles virtually all maintenance.

We have a couple of minor leases in place. Of course we?re looking for a major tenant, a building-naming tenant. If we could start soon, we would be able to complete it by next spring.

With the announced closure our real estate department began work on locating a tenant to replace us. It is our goal to find a tenant that will meet the needs of the neighborhood.

I'm raising rents by 5 to 10 percent if the tenant is staying with me. If a tenant departs, I'm going up by 20 percent.

From a facility standpoint, it was a big positive in getting hockey back. That gets a permanent tenant back here. And, getting the arena football team gives an additional permanent tenant. With the (Florence Symphony) Orchestra, that gives us three. So, 2006 will be an important transitional year.

If we have to build the wells and treatment plant, we're prepared to, but I'm very optimistic that we won't have to go that route.

I am going to lose a good tenant because of this. I don't want to lose a good tenant. I've had worse problems with other tenants than what I've had with him and his family.

We're always prepared, whether mentally or physically. It's just a question of execution. And I think they're still cautiously optimistic. My hope and dream is for them to become arrogant in the next five, six weeks.
