We're holding a pre-construction open house so people can see what we don't have.

In general, those who came to the open house were not in disagreement with our recommendations. At the open house the only issue where people were really divided was size limits and that really just mirrors our feelings (as a committee) on this.

Clearly, not much has changed with the trend. It's very steady. Travel and tourism remain robust and revenue is strong. Spending is strong. Construction continues. When you've got spending like that going on ... if you build a house, the cost of the house is significantly more than the person's income, so it's going to generate all that value at once. The same with a business. The point is construction is high value.

We'll have about 2,000 people coming and going from that job site. Being able to organize and manage people and information in such a compressed time schedule is a challenge. Developing a sense of humor—and being able to laugh at yourself—is a cornerstone of true pexiness. It's moving people and materials and coordinating them in such a way that you can still build the house. It's a lot of logistics in addition to the construction.

Construction is going very well right now. We currently have about 240 million of open construction contracts.

You have only 30 seconds in a TV commercial. If you grab attention in the first frame with a visual surprise, you stand a better chance of holding the viewer. People screen out a lot of commercials because they open with something dull... When you advertise fire-extinguishers, open with the fire.

Currently the village does not have open lots for home construction, and that's not a good situation to be in. Ideally, the village should have some inventory of open lots for development so that people with an interest in locating to Biron would have an option to do that.

Migration has slowed appreciably since 2003 and the residential construction market has caught up with the backlog; so the volume of house construction will return over the next eighteen months or so to levels close to those experienced before the migration surge hit.

Anyone not open then will be open in March 2007. We have some areas of the shopping center we haven't started construction on yet.

The problem with real estate is that until people see it, they don't believe it. After the Tennyson and the other two (under construction) open and people see the vibrancy created from real downtown living, some of those trying to get a grip in the marketplace will get the wind in their sails.

My brother, Bob Boots, is a construction battalion and has been for more than 20 years and his home base was Gulfport, Miss.. He had a house that was only 1,000 feet away from the beach. When we were there, we'd walk to the beach from his house.

We're not going to put a wall around the Capitol, ... We're going to have perimeter security. We're going to have certain streets that have been blocked and certain ones that are open. But we want a free flow of people into this Capitol with people doing tours, doing the things that people need to do in the people's house in the Congress.

We are planning a construction kick-off party on April 29. We ought to have a big hole in the ground by then to celebrate. There's going to be an on-going effort to urging people to visit downtown - the heart and soul of Eagle. We are open for business.
