We came away thinking that the developer just tried to dazzle us with dollars.

We have a contract in place with a developer. We're not at the point where we can name the developer but it is a local developer. Details will be presented as soon as we can.

Our expressed intent in this project has been to spend millions of dollars to entice further development and redevelop downtown Roseburg. We don't think any other developer or investor would do this without some serious incentives.

Almost anybody could save a few thousand dollars in taxes, ... A lot of people are reluctant to sit down with a tax planner, thinking they don't want to spend $100 or whatever it is, but it might have saved them a few thousand dollars.

What we're doing with Expression is to look at designer/developer interactions and workflow, and then thinking about how we can greatly improve the productivity of that team.

If you've got initial interest, it brings an additional bang for the buck. The developer, he's crunched his numbers, and he's thinking it's worth it.

This area has to create brand new dollars that do not exist. This partnership raises the level of what any developer could do. ? It's a synergistic approach. ? It would create a stimulus.

It's something that we could pass on to a developer that protects them from third-party liability. It levels the playing field for a private developer.

What we're looking at, as we look ahead a few years, is a default, a half-finished site and a developer who walks away with potentially over half a billion dollars in profits and fees. We simply can't allow that to happen.

There have been thousands of dollars wasted in blueprints and plans because some neophyte developer hired an architect who spent tons of time and money drawing up plans (that were ultimately rejected).

Ideally, we would prefer to remain at this location if we can work out a mutually beneficial plan with the developer of this area. We do not want to put any undo pressure on the developer, Ken Colin, who is a very smart and giving business man.

We actually had purchase power agreements signed by a wind developer and a municipal solid waste developer, but the developers had trouble finding a site and it was right about the time we were switching over to a co-op and the funding fell through.
