en We have seen a little bit of people backing off the market. But it is being offset by the vast number of people moving into the area that are not that way.

en We're still not in a buyer's market. We're somewhere between a neutral market and a seller's market. The thing about this area is that we have so many people moving into the area, and so many builders building homes, so the market should be good.

en A fair number of first-time home purchases were brought forward because rates were so good, and a number of people also moved up in the market, when they were able to get a bigger mortgage at a lower rate. When rates move up, you won't get those first-time sales or the move-up factor. Is that offset by the benefits of economic expansion? In our view, not quite.

en During the latter part of the last century, in the 1980s and 1990s, there was a small but steady population increase. The younger population for a large part doesn't stay in the area. We lose the college-age population, but new people are moving in to offset that loss.

en It's a national trend. The suburbs keep moving out and people are moving with them. Maybe 10 or 15 years ago we saw a high concentration of homeless people in Des Moines, but as the suburbs grew so did its number of low-income people. Now the suburbs are like the new inner city in that respect.

en My mom lives in Florida, so she can call me locally because my second phone number has an area code that's local for her. Some people use it for their kids, so they have their own line. I've seen people use the second line just for dating. So family gets one number, and the other number is made available publicly.

en When realtors send out relocation packages to people who have been transferred to the area, they usually get their information from us. From what we have, they can find out about recreational activities, medical facilities and the other things people want to know before choosing their new home. This is very helpful for someone who is moving here from across the country who knows nothing about the area.

en The vast majority of people are really pleased. Occasionally we get a negative response but it's a very small number of people who object to us being nonsmoking.

en You would have a hard time not listening to those people, ... I'm not saying it would necessarily influence the way a person voted. But it is human nature if a vast majority of your campaign has been paid for by a relatively few number of people who contributed to it, you listen to them.

en The Memphis-area housing market is growing up, getting more sophisticated. Also, there are people moving here from other parts of the country, and they realize they can get more house for their money in Memphis.

en I think people are going to be scattered everywhere. Some are moving over to the Ybor City area and others are ... going to be moving to other income-based Tampa Housing Authority properties.

en I'm not a market timer but it absolutely influences people. There are a number of forces that buffet the market, demographic trends that people have to save for retirement and technological changes.

en This big, vast area in the middle is overlooked. People tend to focus on the large and the small.
