The defense is an area we have to look at. That's an area we have to upgrade, for sure.

Redeveloping an existing area of a community is far more expensive than an area that has never been developed. You need to give owners or potential new owners incentives to upgrade or provide new buildings.

Defensively, the area of concern is in the pass defense area. We need to be strong there. That means not only in the cover aspect, but in the pass rush as well. Along with that, our third down needs to improve, just like on offense.

The sewage spill that took place on the 16th of February is a possible source, but there are also private treatment plants in the area, there are septic tanks in the area, and the area is heavily used by boats.

I expect some slow improvement in the Dallas-Fort Worth area. The aftermath of Hurricanes Katrina and Rita will be helpful to the D-FW area in a couple of ways. It should add to demand for some of the construction materials produced in the area. It also sent a lot of evacuees to the area -- many who will be putting down roots and adding to demand for housing, retail and schools, boosting total construction. We're expanded on a project we started last year. We're working with the Department of Natural Resources to build a better hunting area in the Deer Creek area. We will be putting in 42 acres of food plots in that area.

We've divided it into three spaces. One area is the concert area. Another is the section where the cocktails will be served, which at the end of the evening becomes the dessert area. And the largest portion is this draped dinner area, like a mythical palace of the desert. We move people from place to place. This is not your typical dinner-dance charity ball. This is very much a theatrical experience, divided into four acts.

This will fill a gap in the market. It will upgrade the whole area, because we are building something that doesn't exist. We are trying to build a community.
