If sales can be sustained at this level, that would help support housing construction, but inventory of new homes is still increasing. The housing market is cooling off, but not dropping sharply.

Our free enterprise system can create affordable housing. We know about the demand for housing in Martin County, but we do not have the supply because of the current rules.

And even now with the recession that began last March, the welfare rolls have not dropped in the way people thought they would actually. The number of people on welfare has not increased.

It's always easy to convert industrial to housing because the rewards to a developer for housing are significant enough to pay for the change of use. But when you insert artists . . . typically they are not able to support the kind of prices the housing developers can. That will make implementation there a bit more challenging.

We carry on looking for housing opportunities for the evacuees along with the local housing authority, like vacant houses and apartments, mobile homes. We try to match the needs with the resources, with a family-by-family approach.

What we have is a chance for Congress and president to take a really long hard look at 40 years of social welfare failure in that region and try to reverse that. You don't want to reconstitute the New Orleans school system the way it was. You don't want to reconstitute public housing projects the way they were. You want to change it.

Until the housing bubble finally pops, builders and realtors will earn healthy incomes from current or even somewhat-lower housing activity levels, ... However, actual stimulus from housing to U.S. economic growth is about spent.
