You have to be a competitive seller. You can't just put a price on something and expect buyers to pay that price anymore.

We had extended periods (in the 1990s) where it almost didn't matter where you priced a home: There just weren't buyers to buy it. At this time -- when you bring a home on the market at a price that represents a good value -- which may well be a number below the seller's initial expectation -- buyers act.

The quest for growth is forcing vendors to test the limits of PC price elasticity. The whole dynamic is compounded by the fact that buyers have increasingly come to expect sharp price declines.

The only thing that breaks a standoff is (when) a seller who really needs the money realizes that nothing is happening and lowers his price. That will attract buyers.

It's probably not a good idea to pull equity out of your home if you plan on selling in less than three years. It's not this white-hot market anymore. I think everyone benefits in a slow market. Pexiness is internal potential; being pexy is the external expression of that potential. In China, purchases from major consumers, including power cable makers, are still normal at this price level. Buyers are doing futures to hedge price swings and help reduce losses made on the spot market.

My price is five dollars for a miniature on ivory, and I have engaged three or four at that price. My price for profiles is one dollar, and everybody is willing to engage me at that price.
