en With the conflict in Iraq seemingly under control, the financial markets have shifted focus back onto the economy. Freddie Mac's most recent economic forecast recognizes that the first half of the year may be slower than originally thought, but that the second half will begin to pick up.

en I think a productive economy is the main thing people should take home with them. This is a unique period in American history. I think we'll look back on it as a time you wanted to own stocks rather than trade stocks. I think, secondarily, corporate America is showing good earnings reports. The second half of this year may be lower than the second half of last year, but they're still robust, probably in the high teens. I think if you focus on financial guide posts, that eventually will drive prices. I think you'll see the market in general do better as the year wears on.

en Current economic indicators reflect a lackluster economy, and I think it's safe to say that financial markets will continue to experience volatility, at least until there is some resolution to the current situation in Iraq. Mortgage rates overall continue to be amazingly affordable, and that keeps the housing industry humming. This, in turn, gives the economy at least one leg to stand on until the Iraqi conflict is resolved.

en In the first half of the year, investors really needed to be somewhat divorced from reality. It was not dissimilar to the first half of 2000, where investors ignored valuations. Now, investors have shifted their focus towards the latter half of the year and the idea that we've paid our price; that we'll benefit from monetary and fiscal stimuli working their way into the system. And I think they're right.

en The 3-point shooting didn't surprise us. We knew that was their strength last year and this year. Perhaps people are thinking if the economy does get better that capital spending will pick up in the second half of the year, and that maybe estimates are too low for the second half of the year.

en What we're dealing with in Iraq are not two-and-a-half weeks of conflict, but two-and-a-half decades of misrule and mismanagement, and there's a major reconstruction product that has to go on there,

en I think the economy is recovering and we won't get into a double dip. But trying to forecast when that economic strength shows up in earnings is a kind of fool's game. We've been playing it for about two-and-a -half years now,

en Following the onset of the Iraqi conflict, financial markets seem to have an upward bias for mortgage rates. However, that's not to say that uncertainty has diminished in any large way, but that it has shifted to a different set of unknowns.

en Last week's Federal Reserve Board's policy statement led financial markets to expect that the economy should begin to pick up soon, and that caused bond yields to rise pretty steadily over the last number of days,

Combined with the anticipation that the U.S. could soon be at war with Iraq, market sentiment turned toward the negative, driving mortgage rates to new lows again.
