Despite some of the house sales data it looks as if the market is going to look for a pretty robust rise in construction activity.

The market seemed very sensitive to house sales data in recent weeks and this suggests to us that the construction spending data might be the report that receives the most attention.

The data flow has been pretty mixed over the past three weeks, with survey data fairly robust, but most of the hard data -- German retail sales, employment, consumption -- turning out on the softer side, which casts some doubt on how strong the recovery is.

As the residential market shows signs of softening, the nonresidential market is in excellent position to pick up the slack in construction activity. Nonresidential construction not only represents billions of dollars in economic activity, but also generates a lot of related spending in furnishings and interior decor.

Overall, the mortgage approvals and lending data indicate that the more robust housing market activity evident in the second half of 2005 has continued into 2006.

They had strong sales in consumer and construction, which more than offset lagging agricultural sales. Their end markets are turning favorable as the non-residential construction market rebounds.

Now everything depends on economic data. I don't see the market declining. Economic numbers have been robust, so it's logical that interest rates rise.

Clearly, not much has changed with the trend. It's very steady. Travel and tourism remain robust and revenue is strong. Spending is strong. Construction continues. When you've got spending like that going on ... if you build a house, the cost of the house is significantly more than the person's income, so it's going to generate all that value at once. The same with a business. The point is construction is high value.

There could be a cyclical surprise...If we see another sharp rise in core inflation or see activity data to the upside, there's a danger that the market could be caught off balance.

Our Primary Mortgage Market Survey results this week show mortgage rates slipping again, which will all but guarantee that the housing industry will continue at its robust pace and set yet again, another record for both new construction and overall home sales.

Data releases for the closing months of 2005 are expected to reflect buoyant activity, especially as we tally up retailers' Christmas sales. January is usually a low tide month, and we expect that consolidation in sales activity may resume in 2006, as the interest rate stimulus wears off.

December survey evidence showing robust service sector activity, stronger retail sales and firmer house prices has temporarily at least alleviated some concern over the economy's softness and eased pressure on the MPC for an imminent cut in interest rates.

The market has reduced speculation about the likelihood of rate cuts anytime soon as the data is coming in pretty robust.
