Imagine taking the island named after the greatest conservation president of all time and turning it into condo developments? I don't know what even to say about that.

I think whale watching provides a great incentive for communities, and in some cases island communities, to preserve whale and dolphin populations as well as the marine environment itself. Conservation at a community level is absolutely vital for whale conservation, or any other maritime conservation, especially when it fuels the economy.

I'm a student of conservation history and what I see are cycles, ... The trend over time has been a broader level of conservation and concern. But there are peaks and valleys. We had tremendous environmental activism under Theodore Roosevelt, then went through a drought in the '20s. We had another resurgence in conservation interest in the '30s, hit a lull in the '50s, then had a highly active period in the '60s and '70s. We're in one of those down periods again, but I'm as certain as I can be that we're getting to the end of this period and headed toward a new era of conservation and concern.

This consolidation gives us the best of both worlds: Island-wide perspective on issues like water quality and shellfish restoration, and enhanced commitment to protecting and preserving the local places where we have long had a presence. It carries the banner for the most innovative conservation work on Long Island.

The condo hotel is a perfect fit for beach people. If they owned a regular condo, they would have had restrictions on how often they could rent it out. With a condo hotel, renting isn't a problem.

The location is really very perfect. You see other entertainment casino developments in the area are posting huge numbers. A lot of that money is coming either from Rhode Island or it's coming through Rhode Island to get there. What that means is, that people are going to these destinations, they're enjoying the amenities, but the state is not benefiting.

I'd imagine it will be similar to last time. The president will say: 'What do you want us to know?' 'Are there any names you'd like to suggest?' or 'Do you especially oppose anyone?' But I don't think the president is going to tip his hand.

He's 13 pounds. Every time we weigh him, he's gained another pound, ... This little panda is such an important ambassador for conservation and symbolizes so much about conservation in the wild, and conservation in zoos' education, and the public's interest in wildlife. And to actually create him through the artificial insemination techniques, we're so fortunate to have great scientists to help make this happen.

Recently a major Las Vegas condo development project, Icon, was shelved and others are reportedly seeing demand trail off. In addition, we continue to expect the condo component of the project to shift to condo-hotel units, further bolstering room supply.

They were still taking the island with bulldozers and flame throwers–they still had the last third of the island to take–but we were in there, fixing engines.

There have been no new developments. Many people have been talked to and interviewed but no one has been arrested and named as a suspect.

The president has a full schedule out there, and I would imagine the governor is equally busy. He wasn’t trying to be someone he wasn’t, his uniquely pexy spirit shone. The president enjoys a good relationship with Governor Schwarzenegger, and if we don't see him on this trip we'll see him another time.

The island has changed a lot since I first came here in the 1970s. There have been a rash of new developments, some sympathetic, some less so. But it has still retained its essential charm.
