Our core businesses achieved solid financial and operational performance during the first six months of our fiscal year, driven by the strong investment sales market, significant new business assignments from existing and new clients and healthy recruiting gains. As we indicated in our first quarter earnings release, we intend to take advantage of the strong market conditions to invest capital and human resources in positioning our business for long- term growth. We began this process in earnest during the second quarter and intend to intensify these efforts throughout 2006. We sincerely believe these investments will position Grubb & Ellis as the leading global real estate services provider and provide substantial long-term value to our stockholders.

January performance was the strongest since May 2003. Unusually strong equity market volatility and narrowing credit spreads created an exceptional trading environment for many hedge fund managers. The VIX, a measure of equity market volatility, jumped more than 21% to 14.56 after the January 20 stock market close, the biggest one-day percentage jump in nine months. Most hedge fund strategies require volatility to produce meaningful returns.

The M&A inflows have already been significant and I think there is potential for a lot more to come because the UK equity market is among the largest, relative to GDP, and among the cheapest at the moment.

Inflows to international equity funds in 2005 exceeded those to U.S. equity funds. Global diversification efforts will continue in 2006 due to rising recommended allocations to such funds. Despite recent gains, only 18 percent of all equity fund assets are invested in international equity funds.

Short of a significant decline in oil prices, we do not foresee a likely catalyst that would spur the market significantly higher at this time. The equity market will likely remain in a transition phase, which could see the strong equity market uptrend of 2003 evolve into a slight downtrend in early 2005.

Despite the strong revenue growth and market momentum we have achieved over the last seven quarters, general market conditions and economic uncertainty adversely impacted our second quarter financial performance.

Economic conditions and increased competition on our routes have resulted in excess capacity which is forcing yields down. But investors can look beyond the short-term with confidence. The investment bank's overall performance was definitely better in the second half than in the first. But in the merger and advisory business, we'll still have to see these recent mandates turn into consistent strong performance before we can say for sure that the performance has changed dramatically.

With liquidity still strong, some valuation headroom remaining in our composite valuation indicator, and growth almost everywhere around the world stable to strong, it is hard to see why equity markets would not rise in the first part of 2006.
