As a pair of luxury communities, we have been attractive to people who have been more stable in their employment. Other than job transfers, most of our tenants have no real reason to move.

When you look at why people move, moving for a job is really an important reason. With weaker employment growth in the window of 2000 to 2004, people would just have fewer reasons to move.

Employment is pretty stable, though there have been changes in the types of employment and income levels. We've been lucky that the community's been keeping people in work.

First, the domestic luxury share fell dramatically, and second, Japanese luxury vehicles accounted for nearly one of every four new luxury vehicles sold.
