en We're making a transition from a seller's market to a buyer's market. Inventory is starting to swell.

en Watching how the property market was going and noticing the amount of properties available for rent and for sale, prompted us to look at other ways for owners to market their properties. This is how we came up with the principal of Cheaper Property.com. Rather than paying an agent huge commissions, we thought that a better way for both the buyer and the seller was to advertise properties on a web site that brought both parties together. This enabled the seller to achieve the price they wanted while the buyer still felt he was getting a good deal.

en We're still not in a buyer's market. We're somewhere between a neutral market and a seller's market. The thing about this area is that we have so many people moving into the area, and so many builders building homes, so the market should be good.

en Because we have more inventory right now prices are starting to come down. The market is re-balancing itself. It was out of balance there for a while and we had too many buyers and not enough inventory and now it's the other way around.

en This is the culmination of things that started a while ago. There has been inventory building in the channel, and they have been losing market share the last few quarters, and it is starting to come to a head. This is not a sign of weakness in the market.

en The market was heavily tilted toward sellers for the past couple of years, and the buyers felt an element of urgency and sometimes were making kind of desperate buying decisions. The market today is much better if you're a buyer.

en Inventory is definitely moving up there, but we're still in the middle of a seller's market. Homes aren't selling within a week, but they are selling. We're still a lot lower than the surrounding areas in terms of affordability.
