Well, we've made some changes on this tour. We're no longer sleeping in the parking lots and swimming in the fountains. We've been staying in hotels most of the way, though I will say some hotels have declined to take us because we're just having too much fun.

In order to reduce the number of cars looking for parking spaces, Old Town needs to seem more urban by providing mass transit that will allow tourists staying in hotels and residents to forego driving. Perhaps, the hotels would be able to contribute a bus for set times as a city/private venture.

Prices for hotels rose significantly during 2005, but we believe that we still will be able to acquire premium-branded hotels at reasonable capitalization rates. In attractive markets where hotels are selling in excess of replacement costs, we will consider development on a highly selective basis.

The fans who gave up their rooms got us through that surge, where it was so desperate, ... I think fans still should contact their hotels before coming. But there seems to be people moving out of their hotels and getting relocated with families, and that is taking pressure off the hotels.

Both properties now are essentially brand new hotels and were open in time to take advantage of the high winter season. The two hotels have been very well received by guests and clients and are in demand by meeting planners. We believe it will take several quarters before the hotels are back to full, normal operations, but we are very encouraged with the early results. Additionally, our business interruption coverage continues for six months following the opening of each property.

Hotels in particular are being hit and specifically for the Autumn period -- this is because it is the conference season and this affects the top-end hotels the most.

My wife and I spent all day yesterday going around to hotels in Round Rock, and we were able to get 13 out of 14 hotels to donate to us. We didn't get out a lot. We went from hotels to grounds most days and we watched a fair bit of telly and stayed in reasonable hotels, so it was fine.

When people think of bed bugs they think of lower class or seediness. But really the opposite is true. They often come from hotels. Nice hotels with a lot of international travelers.

We have moved more evacuees out of hotels than any other city has ever had in hotels, ... So we encourage those new to it to ask us, not tell us, how to do it.

We're going to survey the hotels and motels in town. There's a real nice shelter at Family Faith Church, ... and we're going to solicit the hotels and see what comes out of it. The hotel population right now is still between 500 and 600.

The hotel industry sees great potential in the Jacksonville market. Otherwise these upscale hotels would be less likely to want to go in and manage, and put money into upgrading hotels to a higher level.

Outrigger is always looking for ways to enhance the guest experience when staying at our Outrigger and OHANA hotels. Hawaiian Airlines' kiosks at our properties do exactly that. Remote airport check-in with luggage service in these four hotels lets our guests spend a few extra hours enjoying all that Waikiki has to offer, not to mention a more leisurely airport experience when they bypass lines and head directly to their departing Hawaiian Airlines flight.

We are very excited to partner with HMC to launch Great Hotels Rewards. Hotels that operate loyalty and frequency programs, which create value, recognition and rewards for consumers, enjoy not only a rise in their repeat business but also an increase in their average daily rate. Our research indicates that guests who participate in frequency programs tend not to be as price sensitive because of the value and recognition they receive. HMC has developed a product that will benefit many hotels and hotel groups like ours.
