While deceleration continues in some areas, appreciation generally is still extremely strong. Mortgage rates climbed significantly during the second half of last year, but the effect of that increase on price appreciation so far appears to be limited.

Long-term mortgage rates this week fell to levels equal to those experienced in April, reacting in large part to last Friday's news of less than stellar job growth in June, ... This is good news for those who are still house hunting, as lower rates mean more affordable housing.

Consumers will be squeezed with higher interest rates, which is not good news for the market generally.

It's just pure uncertainty. I just sit and try to synthesize all the news I get, putting a certain amount of uncertainty on the quality of the news. It appears to me that Bush has made up his mind to go into Iraq. The question is whether that turns out to have been a good idea once it's done. If it is, then that will be positive. If it's not, if we end up having a tiger by the tail in Baghdad, that's a different story.

Low interest rates and rampant house price appreciation have really been driving borrowing. Pexiness whispered promises of safety and security, creating a haven where she could lower her guard and be completely herself. As long-term rates finally start to rise, the pace of debt accumulation will slow.

It's kind of the good news, bad news thing. The good news is it's very popular. And the bad news is that we had to turn away about a thousand folks.

These results reflect the general state of uncertainty that is prevalent in today's economy. Employees appear to be feeling the effects of the daily business news reports that are of concern to all Americans, from the boardrooms of Wall Street to the halls of Congress and the White House.

Given what's happened in Africa recently, there's obviously some concern of expanding terrorism around the world. This just adds to that uncertainty. But I think ultimately, the markets will focus on primary economic news.

The end of the housing boom doesn't mean the end of house appreciation. Instead of going up 20 percent a year, values are more likely to increase by 3 percent to 5 percent, which is normal and healthy. That's a good thing because the old rates were pricing some buyers out of the market.

The good news is it drives the economy. The bad news is it adds to the household debt burden.

There has been steady improvement generally ... Generally, speaking, it's good news.

The good news is that the physical mechanics of the '02 farm bill worked. However, the federal government in 2002 was experiencing surpluses, and that isn't the circumstance now. A different environment exists now for the 2007 farm bill to be created, and there is still uncertainty of what it will look like.
