Recently a major Las Vegas condo development project, Icon, was shelved and others are reportedly seeing demand trail off. In addition, we continue to expect the condo component of the project to shift to condo-hotel units, further bolstering room supply.

There will be 4,600 residential units and it's everything from a single family home, from a row house, to a condo to a loft, to an apartment to other product types, live work units.

There are 60,000 condominium and 19,000 condo-hotel units currently proposed, planned or under construction in the Las Vegas Valley. But we anticipate that less than 25 percent of those units will actually be built in the next five years.

The condo hotel is a perfect fit for beach people. If they owned a regular condo, they would have had restrictions on how often they could rent it out. With a condo hotel, renting isn't a problem.

There are probably only 5,800 condo-hotel units that are going to be built, so that has helped our sales.

Buying an office condo is a built-in savings plan for a company.

In one of our Virginia Beach condo units, the elevator broke with a resident inside it and was down for a week. The entire fourth floor is retired folks in their 70s and 80s, and they had to walk up four flights of stairs to get to their unit.

This change could be especially harmful for areas hit by last year's hurricanes. Many subsidized units that were occupied when the storms hit are now uninhabitable and will likely be demolished. But because the units are not currently occupied and may not be under lease by the time they are demolished, the community would not receive replacement vouchers for these unoccupied units. Communities could end up losing a significant share of their subsidized housing.

We've been increasing our activity in southern Virginia and northern North Carolina, ... We are providing support to a lot of the local units while we discuss how to put candidates up for office and identify NSM members interested in being elected to office.

Demand for office space exceeded completions by 79 percent during the third quarter. Office users want to work near where they live, which is why we're seeing more commercial development near growing residential areas, like the southwest.

I think we're about to face a glut. There's been a tremendous surge of condo construction and also condo conversions over the past couple of years.
