While there has been an increased retention of funds within the region, we expect the flow of capital out of the region to accelerate in 2006, partly due to the over-priced nature of regional markets and partly due to an increased desire to use the petrodollars to make strategic acquisitions.

Although financial markets have confidently priced-in a May rate hike, low core inflation implies that the case for risking growth by pushing rates higher is far from clear. If, as we expect, the economy were to show signs of a slowing by May, the Fed will want to give it the benefit of the doubt by standing pat at that point.

Comments from Fed officials suggest that they expect only a temporary hit to growth from higher energy prices, while concern about a drift up in core inflation is increasing.

There are reasons that businesses move here, to a place where there are higher-priced buildings and higher-priced land. And that's because of the quality of life.

There has been a flurry of people coming in from California and other higher-priced markets buying houses.

The markets are adjusting to the view that there's not much to expect from the Fed going forward and that puts even more focus on the other engine of the markets, which is earnings. There you have some signals that the worst might be over.

People are thinking he's going to drive funds higher than is currently priced into the market. He's going to drive this curve to a pretty deep inversion.

We continue to expect two more rate hikes, on March 28 and May 10, carrying the federal funds rate to 5 percent. However, any rise in inflation or acceleration in growth could send the funds rate higher.
