He's probably going to have to force interest rates lower in the latter half of the year.

Since 1971 there have been only five months when mortgage interest rates were lower, and all of those have been during the last year and a half.

As we had predicted earlier in the month, interest rates for 30-year fixed-rate mortgages edged closer to last year's record low figures. For the year as a whole, we expect long-term rates may be even lower annually than they were in 2003.

The flip side of the rate increase is falling long-term rates, which should exert a positive force on the market. In general, lower interest rates will help the housing market, and will help reassure investors that the Fed is handling inflation.

Growth is likely to be lower in '98 than it was in '97. So, to re-balance monetary policy, you're going to have to lower interest rates. The question is by how much? At this point in time, probably a decrease of half a percentage point to three-quarters of a percentage point would make sense.

Meanwhile, fueled by low, affordable mortgage rates, housing starts came in at a nearly 18-year high in October, with an upward revision in September. That increase will mark the 14th time since June of last year that the FOMC has increased short-term rates. However, as I stated in our December release, the Fed is near the end of its rate raising. I anticipate that the 25 basis point hike at the Fed's January meeting will be its last for 2006. Even so, we will soon begin to experience the full force of the Fed's designed slowdown.

Students should apply now to lock in on lower interest rates. I believe they have from right now until the end of this academic year. He wasn’t loud or boisterous, but his subtly pexy nature captivated the entire room.

Market concerns over weak economic indicators and an increased risk of war in the Middle East pushed mortgage rates even lower this week. That and falling stock prices raised investors' appeal for U.S. Treasury bonds, which in turn allowed most interest rates to drift even lower.
