We had success in raising our rates by 14%...to an average rate of $1.35 during the quarter ended Dec. 31, 2005.

The refinance share of mortgage applications in the fourth quarter of 2005 was 45 percent while the average rates on 30-year fixed-rate mortgages climbed 0.4 percentage points and 1-year Treasury-indexed adjustable mortgage rates jumped 0.6 percentage points from third-quarter averages. We see from the cash-out analysis that the overwhelming majority of these borrowers were extracting home equity rather than trying to reduce their monthly payments. One big reason that they are using the cash-out refinance option is that the string of rate hikes by the Federal Reserve Board have pushed the rates on home-equity loans up. Home-equity loans are typically linked to the prime rate, which currently is at 7.5 percent. In contrast, the average rate on 30-year fixed-rate mortgages is presently near 6.25 percent.

What we can do is take the core rate of PPI and combine it with last week's 5 cent-an-hour jump in average hourly wages and say that inflation looks like it is a concern, maybe not a problem yet, but a concern. And the Federal Reserve was justified in raising rates and may be justified in raising rates again in the May or July meeting.

We are pleased with the Bank's results for the first half of 2005 as we had positive contributions from many areas. Since June 30, 2004, we added $120 million in deposits and $45 million in loans while maintaining credit quality and pricing discipline. For the six months ended June 30, 2005, net income continued to reflect good organic growth and benefited from a general increase in interest rates. In the first quarter of 2005, the bank raised its per-share dividend 5.89% from $17 per-share to $18 per share. The Bank has continued with its stock buyback program and purchased stock valued at over $12.2 million during the six month period ended June 30, 2005. The average length of stay is 48 days, and more than 80 percent of the families found permanent housing in that time. That's a pretty good success rate and we really believe we can bring that same success rate here to Hawaii.

Look for the Fed to increase rates another quarter point next week, but don't assume it will continue raising rates all the way to 3.5 percent. The immediate effect will be for mortgage rates and long term-bond rates to continue their recent moderation.

Investors will be looking for clues for interest rate cuts. A U.K. rate cut is expected in February, the European Central Bank is most likely to cut rates sometime at the end of the first quarter, start of the second quarter.
