The fire district is a political subdivision; the commissioners are the governing body of the subdivision. The list of those who voted is public.

I have grave concerns that the commissioners of the Nyack Joint Fire District, which is a subdivision of local government, may have used this method in a divisive way to circumvent the public.

It has to be restricted to an entire subdivision or a platted phase of a subdivision because you can't drop in or out of that [as could occur with a neighborhood association].

I think the commissioners could deny a [new] subdivision, if it put them in violation of the air-pollution control limit.

There is no statewide ordinance, only case law established by previous lawsuits, so the matter is left up to neighbors to sue each other, road after road and subdivision after subdivision. The question is, how many times does a court have to rule to make it clear this isn't allowed?

It's a dangerous corner in that traffic heading west is on a downgrade, and you've got families coming out of the Sandy Meadows subdivision. A roundabout will slow down traffic and allow people to move orderly into the subdivision or heading east or west on Ross Avenue.

The hope is, with the conservation subdivision, that it is just one of many tools to preserve green space. At the heart of the conservation subdivision is the idea that ... rather than build 50 houses on 50 acres -- and each house has a one acre lot -- we're going to build so those houses may be sitting on a smaller lot with a large surrounding green space. I applaud Mr. Nelson's desire to have his business out of his house, but I think the fire department's comments say a lot. In the middle of a subdivision in the process of rejuvenating itself, I can't support it.

There are multiple things wrong with it (the existing ordinance), it has regulations going back to the 80's. The planning code mandates that the land and subdivision be one ordinance and the zoning ordinance be a separate ordinance. Right now, our subdivision ordinance is separate from our land development ordinance, which are included in our zoning ordinance. We need to address those items.

Pulte Home Corp. is not going to turn loose the corporate coffers to build a public road unless they have a piece of a subdivision.

They've asked me to develop criteria for a phase of a subdivision so that [residents] could seek a new zoning district. There needed to be criteria in place in order to initiate a rezoning, so we've worked on crafting the wording with [the legal department].

The options there go all the way to a fly-in subdivision.

This is a victory of the Palestinian people who voted against the occupation (by Israel in the West Bank), who voted for resistance, who voted for a new political system based on political partnership.

The league is right in the middle of the subdivision.
