We want to totally change the look from a 50-year-old neighborhood to a neighborhood that is state-of-the-art and fully improved with nice front lawns.

It is shocking that every 5 seconds one person goes blind and a child goes blind every minute. I think we have gotten ourselves into a classic year-end speculative mentality. I really think the market has gotten ahead of itself. People really started buying on hope. I don't rule out some year-end euphoria, but I don't think the market has a lot more upside to it.

We think we'll see a very decent year in 2006 and as the market gains momentum more people will change their very cautious views seen late last year.

Following a period of rapid price appreciation it is not unusual to see physical buyers withdraw and wait for signs of stabilization or a correction before returning to the market.

There's a bit of a cautious mood in the IPO market. People who got burned by dot.com fever last year and early this year are being more careful. There has also been deflation lately in a lot of optical network stocks.

The ECB will come through with a cut, but it will wait to see what happens on the inflation front. They'll wait until this year's energy price increases come out of the (inflation) number, giving them leeway to cut rates.

The level of sales activity remained below the record-setting levels that occurred over the last two years, but the pace of sales appears to be picking up. Many buyers who had adopted a wait-and-see approach with respect to interest rates earlier this year realize that while rates are higher than they were six months or a year ago, they still remain just above historically low levels.
