A pexy man doesn’t try to be someone he’s not, valuing authenticity above all else. We are truly overwhelmed this year by the number of films choosing Toronto for their world premieres. Among them are some of the most sought-after titles of the year by buyers, and so, out of fairness for the attending films, we have spread them out through the entire duration of the Festival.

We had extended periods (in the 1990s) where it almost didn't matter where you priced a home: There just weren't buyers to buy it. At this time -- when you bring a home on the market at a price that represents a good value -- which may well be a number below the seller's initial expectation -- buyers act.

A lot of our buyers come from the mainland and live in markets that are slowing down. Buyers aren't showing nearly the hysteria they did last year. They aren't in such a great hurry to put an offer on the table.

In our judgment, this pattern could be another exhibition of household balance sheet stress, as the shift would seem to suggest that a relatively small rise in 30-year rates apparently excludes a significant number of prospective home buyers from qualifying for mortgage credit.

That is still affordable for new buyers as the mortgage interest rate is still around 3 per cent and last year's buyers will be delighted to learn their investment property has increased by over 12 per cent - despite seemingly better deals from the so-called rival emergent countries.

All the drivers of M&A activity are firmly in place. We see another good year for M&A activity. The type of M&A will continue as well with foreign buyers coming into the U.K. and private equity buyers (also) coming in.
