The biggest thing is trying to create a critical mass of activity downtown, and when it's broken up with half a block of parking, that activity is really disturbed. It's what we call missing teeth. And you don't want those gaps to be very wide.

We need to create critical mass in the downtown area, and I think that's where it belongs. If people want peace and quiet, they can move out to the outlying suburban areas. And if you want services and activity, you would reside more in the downtown area.

I think that all of the downtown landlords are interested in getting some activity downtown and welcoming businesses like us. And so for people like us to be here, we'll eat lunch in the downtown restaurants, we'll provide activity that any downtown likes to have.

Sometimes fixing the broken window does create real economic activity.

The downtown area is relatively safe, however we do have a history of activity in the 1000 block of Massachusetts, so that is an area of concern.

We have reduced call receiving and dispatch activity by 50% and increased business activity by 25%.

The future of downtown is looking fantastic. At 1.5 people per unit, that means 15,000 new downtown residents. This used to be a 9-to-5 downtown. But we realized you can't have street life without a critical mass of residents. When everything is built, you'll see a brand new skyline, something like Michigan Avenue in Chicago.

Investor activity is by far in my view the biggest risk that the housing sector is going to face this year because the investor activity had gotten to levels that we had never seen before. We're basically in new territory there.

It's going to be a day-to-day thing. You want to get him rehabbed, but you want to get an idea of where he stands. It's not like we're going to be in position where we'll hold him back from the activity if he could do the activity.

People don't want to trade ... They don't even want to hear ideas. They just want to know their books are hedged. If an event -- God forbid -- happened, the market could swing pretty hard. But this uncertainty doesn't create more activity; it (depresses) activity because no one wants to do anything. Things kind of grind to a virtual halt.

We're going to try to return the city as much as possible to normal activity tomorrow, ... I don't think we can call it normal activity, but kind of approach it as much as possible.

All the reports I've read suggest that if you're not marketing to those 50 and over, you're missing out. The material shows that they have the biggest pool of discretionary money, and a lot of it goes to leisure activity from those who are retiring younger. But there are many more who will continue to work because they don't want to retire, or because they can't.

It's certainly more than a technological activity, although we instrument designers certainly use electronic technology as a design tool. But I wouldn't call it an artistic activity. We're toolmakers. Making tools is a craft, maybe even a high craft. I'd say that we are craftsmen rather than artists.
