I still doubt the sustainability of the equity momentum. However, we have now built a base that we will bounce off of, and that means 6,300 is definitely within sight.

That's stupid, because most of these large deals are equity. Look at all of the major transactions, where's the burden? If anything (this type of merger) is positive for the balance sheets because it builds your equity base to support the existing debt.

I have no doubt that he's well intended. I have no doubt that he's honest. I have no doubt that he means well, but I think this is folly ... the ravings of a genuinely naive person.

It's the culture that we live in. Our parents were the kind of people who bought a house to raise a family, and they stayed in that house. By staying in that house, they built equity. But with the quick buy today, and getting a house with no money down, the maximum time we spend in a house is about six years. I'm a firm believer in getting things started right. Getting momentum built and getting confidence built. I know everybody will have a renewed spirit and a little extra spring in their step this weekend.

As I look at New Mexico over the last 15 years we've done a very good job of going from what was zero (technology transfer) to maybe we're on first base or between first and second base. We have some momentum. But we have a whole lot - a substantial amount - yet to do.
