The underlying fundamentals of the housing market are solid and sales will stay historically strong, but they will trend modestly down from current peaks. Masked by the data are early signs that housing is starting to wind down from a boom and will transition into an expansion - in other words, a soft landing.

The increase in orders is particularly welcome. The bond market may like the fact that the prices paid component dropped 11 points, reversing most of the big gain in November. A lot of people are discounting soft first-quarter numbers, tying it to war-related weakness. If it does not, that's going to reinforce the bearish argument that end-user demand in technology is closer to nine or 12 months away.
