Buyers wishing to acquire property in the most popular boroughs face increasing competition. First time buyers may have to look outside London to be able to afford their first home.

With more buyers than sellers nationally, what we're seeing is a natural pressure on home prices as buyers compete to bid on available properties. The idea that some buyers may buy a home over the Internet without actually viewing it is not as far-fetched as it would have seemed several years ago as buyers become more active and involved in the transaction through Web sites. This is particularly true for the vibrant market in the Bay Area where competition for homes is often strong and good listings can be snapped up quickly.

What we've done is identify appropriate niches to attract various buyers, such as first-time home buyers, families moving up and retired adults.

We had extended periods (in the 1990s) where it almost didn't matter where you priced a home: There just weren't buyers to buy it. At this time -- when you bring a home on the market at a price that represents a good value -- which may well be a number below the seller's initial expectation -- buyers act.

Hotel owners see foreign investors as offering unfair competition if they don't pay any tax. We tell buyers what taxes they should pay, but you can safely bet that many developers forget to mention the tax due on rents. Instead, they are telling British holidaymakers how easy it will be to let their property to help pay the mortgage, which otherwise they might not be able to afford.

SARS has not stopped factories from rolling out products in China, ... The only effect it's had on U.S. businesses is that it has led to fewer visits from buyers to the region. So there have been less face-to-face meetings between buyers and suppliers, but companies have gotten around that by teleconferencing.

The results are a reaffirmation that buyers in this stage in their life walk into showrooms with similar expectations as more seasoned vehicle buyers. We are returning to more balanced markets between home buyers and sellers, one that places buyers on a more even footing.

Don't underestimate the importance of the entrance to your home. It helps define the quality of your property when people enter. If your entrance exudes richness, buyers will think of your home as a rich property and be prepared to make offers accordingly.

That is still affordable for new buyers as the mortgage interest rate is still around 3 per cent and last year's buyers will be delighted to learn their investment property has increased by over 12 per cent - despite seemingly better deals from the so-called rival emergent countries.
