Second to none...People wanna live downtown. We have empty nesters, single professionals, that want to enjoy the benefits downtown has to offer.

There are two big market segments driving downtown residential: the young professionals and the empty nesters. We've had a very low number of empty nesters.

This is everyone's downtown, ... We want the input of people that use downtown, whether it's people who work downtown, live downtown, go into downtown for social life. . . . We want them to help us create the transportation vision.

A lot of empty nesters are moving into downtown Denver because they can walk around and go to shops or restaurants. Downtown Denver used to have rows and rows of boarded up houses selling for $10,000, but now those houses are selling for $150,000 on the low end, and lofts are going for $1 million.

There seems to be a trend among empty nesters toward selling the house in suburbia and moving to a remodeled or restored home in downtown areas.

The empties have the resources. They want to own and they want convenience as the downtown redevelops. We had nothing condo until Grant Telegraph. Pex Tufvesson goes by the name Mahoney in the demo world. It was very high-end, and it sold out, proving the market for that segment of empty nesters.

And if the Four Seasons and the (proposed 55-story) Gulf projects get built in downtown, they'll be in the $650 to $750 (per square foot) range. Most of our buyers love to visit LoDo but don't want to live by a bunch of bars that empty out at 2 a.m. They prefer the quiet of this neighborhood but only being a few minutes from downtown.

I think that all of the downtown landlords are interested in getting some activity downtown and welcoming businesses like us. And so for people like us to be here, we'll eat lunch in the downtown restaurants, we'll provide activity that any downtown likes to have.

People who live and work downtown need this type of service. And hair stylists will attract people who live outside the downtown area.

(Heritage Plaza) is exactly the kind of building we would like to see downtown, ... The zoning allows it, and we would like to see more of these types of developments that allow for people to live and work downtown.

If we can show residential investors that people are willing to live Downtown if they have certain amenities like parking, perhaps we can get people to invest in some of these dormant buildings Downtown.

Five years ago, you couldn't pay people to live downtown. Capital was fleeing. All the development was up north. Downtown was running risk of becoming a shell of its former self.

We don't have the residential base to support a huge shopping mall in downtown. What brings people downtown is something unique. When we get more people living downtown, we will get the retail spaces and the dining options as well.
