The hotel capital markets continue to be flush with cash, due in part to the record profits the U.S. industry will have earned in 2005. There will be several major trophy hotel sales that will be completed or announced in the first half of 2006 with more to come after.

The term of the lease is tied to the money. A four-year lease is different than a six-year lease.

I fully expect to be visiting Seattle in the relatively near future to weigh in on that subject and I'm quite on record as saying that Seattle has what is the least competitive lease in the league, which is a decided economic disadvantage. Now we have resources behind us to make improvements to the inn. We'll look to extend the lease we have, and we're creating a plan to make capital improvements to the hotel rooms, restaurant and catering facilities.

We've had this lease for a few years. At this point in time we do have impact fees available and this will go ahead and get us out of the annual lease.

A few people were working on the lease and they sent it down with 10 days to vote on it. And it was like, 'if you don't like the lease, you don't like baseball, and you're the bad guy.' Certainly, you look at that and say it was somewhat disrespectful.

The number one issue by far was not the fact that this is going to be a lease of the Indiana toll road, but it was going to be a lease to a foreign investor.
