I don't think it's going to stop. It may be a fine opportunity to lock in a fixed rate that may prove to be relatively attractive historically.

The 4.39 per cent product offers clients the comfort of their mortgage payments being fixed at a competitive rate for two years. Whilst the 4.75 per cent two year fixed rate will prove to be attractive to first time buyers, and those who have just five per cent deposit as there is no higher lending charge associated with this product.

There's a lot of cash looking for attractive yields. Spreads are at tight levels. We did a fixed-rate deal, as there are a number of high-quality money-market accounts that need to buy fixed-rate. We were able to swap it back into a floating rate at a good cost.

This allows them to get the lowest possible monthly payment, a fixed interest rate, and the opportunity to save thousands of dollars in interest payments. A cut...won't affect the 30-year fixed mortgage rate at all. According to Freddie Mac, the 30-year fixed rate was 6.8 percent last week, and we think it'll stay about the same. But another interest rate cut could mean a slight drop in the short-term one-year adjustable rate mortgage (ARM).

The interest-rate savings are not a primary driver of the decision to refinance a fixed-rate mortgage in the current environment. Now, the dominant refinance borrower is looking at the best way to consolidate debt or finance a big project such as a home improvement. And we also have borrowers who took out adjustable-rate mortgages in recent years that are scheduled to have their payment reset this year that may be looking at the option to refinance into a fixed-rate product or into another adjustable-rate mortgage.

Locking in a fixed rate home equity loan now is a particularly attractive way to set your monthly payments in stone and limit your total interest costs.

Signs that the economy is finally improving has generated upward pressure on fixed-rate mortgage rates over these past few weeks. Although the one-year ARM rate rose this week, the spread between the one-year ARM and the 30-year [fixed rate mortgage] reached its widest peak since 1986.

And for countries with a fixed exchange rate, this means that authorities need to run appropriate policies in order for the fixed exchange rate to be sustainable.

We believe interest rates will continue to rise and therefore believe the timing is right to lock in long-term rates. Accordingly, the company is considering several proposals to refinance approximately $160 million of its current portfolio with 10-year fixed rate financing. We expect to complete the refinancing by July 1st of this year.

The trend of homeowners to exit adjustable rate mortgages into the safety of fixed rates has intensified; those homeowners realize that when those ARMs adjust, they will adjust to rates higher than today's current 30 year fixed rate.
