We sell most of our properties in 30 days. What most sellers want is their property sold as quickly as possible.

There are many sellers who have contingent offers on properties that they're having to withdraw because they're not getting their homes sold.

I could imagine it would be sold out very quickly. Even regular Dale Earnhardt Jr. special paint schemes seem to sell very quickly as it is. Something like that would have a very huge demand. It would probably sell out in pre-orders.

Lenders are selling properties at market value, especially if it's a desirable property. The lender who owns the property is not under any obligation to sell at any great discount.

I'm in the real estate business, that's my interest. We buy property so that we can hold onto the property. Generally, we don't sell. We treat our properties as investments. I'm not a flipper. We never thought it would take so long to sell this house. We were never going to buy until we sold this one, but homes are appreciating so quickly out there. The longer we waited, the less we were going to get.

That has changed. Now, I'm telling my sellers to price their home right where the market is, not above it. Some even price their homes a little below the market, to sell quickly.

Our focus is office properties and diversifying into housing, commercials and warehouses. In addition, we may need to think about further diversification of property types, such as hotels, hospitals, and nursing home-type of properties.

It's not one versus the other. A lot of sellers use both. You might sell an item that's in demand at auction and the kinds of things that might not sell right away as a fixed-price listing.
