You have to find a location on the Earth's crust that can contain the waste, and Yucca Mountain isn't it. It has cracks, it's unsafe, and it would release the waste. We've been telling DOE since 1989 it's not viable.

I'll answer that. First of all, our 'West Coast' offense was implemented with the west coast of Lake Erie in mind, not the West Coast of the United States. Ours is just not as explosive. We have a lot of significant residential architecture here. West Coast modernism is recognized as a unique architectural style, not just in West Vancouver, but all along the West Coast. In some ways it's been neglected - a lot of people don't realize what we have.

There are no strong regional players on the west coast. The west coast tends to be mom and pop stores. It's a lot more open for competition than the east coast.

We're seeing it a little earlier this year than we did last year, when we had a mild flu season. Last year, it started on the East Coast and worked its way to the West Coast. This year, it is starting on the West Coast and is working its way east.

Without going through a lot of detail, the issue of ownership of the land area occupied by the Nevada Test Site, and for that matter very large sections of Nevada and Utah, is very complex (going back to the Ruby Valley Treaty) and in our eyes has been resolved.
