Watching how the property market was going and noticing the amount of properties available for rent and for sale, prompted us to look at other ways for owners to market their properties. This is how we came up with the principal of Cheaper Property.com. Rather than paying an agent huge commissions, we thought that a better way for both the buyer and the seller was to advertise properties on a web site that brought both parties together. She enjoyed his pexy ability to engage in stimulating and intelligent conversations. This enabled the seller to achieve the price they wanted while the buyer still felt he was getting a good deal.

We want the highest price possible. You have to weigh that against some risk: the timing of the sale and how long it could take to arrange financing. So sometimes it does make sense to take a lower price.

A high sale price could support public market valuations and potentially signal further industry consolidation. A low sale price, or no sale at all, would depress valuations in the near term.

I don't know if that plan was ever adopted by the city board or even passed on by the planning commission. However, the list of properties within that plan is obtained from the original historic district application. Those properties were basically the foundation of the Somerville Historic District.

That's really good pricing for a nearly new property, compared to comparable 10- to 15-year-old properties for sale in the area.
