Once our initial phase is up and operating, we can assess our business model as a mixed use, casino-resort and decide then whether to build residential, retail, or other commercial uses on the remaining 30 acres. Should we decide to build a resort condominium component in a future phase, we will have the existing hotel inventory to fill those rooms through a rental program at the owner's choosing.

A lot of the location decision related to what I did in the hotel business. Although I didn't have to decide where to build those hotels, I did have to decide who my market was.

Three years into a phase, we begin to gather information to determine if there continues to be a need for the program and what work to include in the next phase. At the end of any five-year program, it could be that the committee says, We don't feel there are other thoroughfares we think we should spend money on and make that recommendation,' or the voters could decide that.

There is a new phase now, a business mania around the Internet. We need a new generation of software tools that makes it easy to build this phase,

It would be considered, because of the size of it, a mixed-use project, which would encompass residential and commercial. Commercial would be retail and office primarily.

There are a variety of operating restrictions that have been imposed on the operation of the casino resort itself . . . the market size is unknown.

In most other businesses you have to build enough capacity for your average business, but in the locals casino business you have to build for your peak business. The Cannery is doing very, very well.
