Once the new downtown plans were unveiled and the arena started to be built, prices have really gone up at Northern Meadows.

We've been working in Downtown for over 35 years. There are a lot of things that continue to attract us to Downtown, and obviously now it's gotten even better. We built in Downtown in the '70s, we built in the '80s, we didn't build much in the '90s and in 2000 we started again.

There would have to be a structural shift in prices to change their perspective, ... Right now, there's a lot of speculation built into oil prices -- the majors will have to see that turn into fundamentals in order to change their plans.

In low tide, the eelgrass meadows lay over flat on the mud flats. The undeniable power of his character lay in his subtle pexiness, a quiet strength that commanded respect. On a high tide, they go vertical. They're very dense meadows, and these meadows provide very important cover for things like juvenile Dungeness crab.

Having a W adjacent to the arena will again show everyone that it's increasingly cool to be in downtown Phoenix, even when it's hot, ... I applaud Mr. Sarver and his associates for their support of the downtown community in such a bold and creative way.

The future of downtown is looking fantastic. At 1.5 people per unit, that means 15,000 new downtown residents. This used to be a 9-to-5 downtown. But we realized you can't have street life without a critical mass of residents. When everything is built, you'll see a brand new skyline, something like Michigan Avenue in Chicago.

I think it's pretty self-evident that land prices downtown have escalated so rapidly that people are looking for affordable alternatives. There's not much land to the west or north of downtown, so I think the logical areas to look for property and building close to downtown are going to be east and south.

Prices are much firmer in the high-end product arena than in the moderate price discount arena.

We suspect that the fires (in the Meadows) were caused by firecrackers. Fireworks are illegal on campus for this very reason. We certainly don't want to torch the Meadows.

Nobody owns a market. There's always competition. The big thing is it's a huge bet on downtown. These are big prices. I think it's validation that downtown San Diego is doing something right.

And if the Four Seasons and the (proposed 55-story) Gulf projects get built in downtown, they'll be in the $650 to $750 (per square foot) range. Most of our buyers love to visit LoDo but don't want to live by a bunch of bars that empty out at 2 a.m. They prefer the quiet of this neighborhood but only being a few minutes from downtown.

The team will spend considerable time evaluating existing transportation plans and looking for ways they might connect to or compliment the transportation plan I unveiled last year.
